Tell us about yourself and how you got into real estate.

I am a lifelong Fredericktonian and began my real estate career in 1989.  It was actually my back up plan as I aspired to be a lawyer.   

What would you say is your greatest strength as a realtor when working for your clients?

My greatest strength is my positive problem solving attitude. 

How can the typical small business owner find the right realtor?

In my opinion, the best way is to pick up the phone, call around and see who is the most responsive and interested in what you have to say.  Working with small business requires a lot of patience and creativity. 

What surprised you the most about the market in 2020?

The fact that it was the best year of my 32 year career.   

What trends are you seeing for 2021?

Banks are really tightening up their lending and can be slow at processing new deals.  The inventory is extremely low and the demand is very high.  Industrial in particular, is extremely tight as is multi-family and investment deals.   

In your experience, what are the top must-haves for a prospective tenant in a typical lease situation?

First and foremost, they need to find a landlord that is willing to be flexible.  Secondly, they need to work with a broker who is willing to explore all the options available. 

What can a tenant do to strengthen his/her negotiating position?

Good tenants don't need to do anything other than be ready to make a decision. 

Hidden dangers, red flags: what should tenants be watching out for?

Bad/Inexperienced Landlords.  Poor/Non-responsive management.  Ask other tenants in the building, if there are any...if there aren't that's usually a good indication of a potential red flag.
