As we count down to the 2022 Frederick Real Estate Dealmakers (FRED) Awards on May 18th, we are taking a look at the finalists who are in the running. The FRED Awards honor the most successful commercial real estate transactions and projects, and the people who made them happen.
Today we are focusing on the Modern Masterpiece Award. This award recognizes the best rehab/renovation deal in Frederick County. Most often this project is a renovation and rehabilitation of an older building or historic structure that contributes to the revitalization of an area or downtown to fill a significant vacancy. Unusual design, architectural elements, or material components may be present in the project as is the preservation of unique features of the existing structure or surrounding area.
The finalists for 2022 Modern Masterpiece are…
- 46 South Market Street. Located in downtown Frederick along Carroll Creek, this property originally included horse stables and a carriage house. In 1976, a flood severely damaged the building and it was abandoned by the owners. The property sat in ruin for almost 45 years until the Sherman family purchased the lot to transform it into a modern restaurant space with rooftop bar and outdoor dining, along with 3,800 square feet of office space on the second level.
- Ox Fibre Apartments. Careful restoration of this historic building in downtown Frederick transformed the former Goodwill building at 400 East Church Street into beautiful multifamily affordable rental apartments. The complex features 83 loft-style apartments across three floors. The unique features highlight the architectural style of the early 1900s with all of the modern upgrades necessary for today’s conveniences. The project’s name honors the building’s original purpose, a paint brush factory for the Ox Fibre Brush Company.
- Union Mills. Overlooking Carroll Creek, this project is located in the former Union Knitting Mill, which was once a hosiery factory. Phase II of Union Mills is the retail component of the building consisting of 15,778 square feet. The project was designed to incorporate Carroll Creek Linear Park as an extension of the building. The Public House, which just recently opened at the west end of the building is an event venue, and will eventually include a restaurant and bar. Public House joins Idiom and Steinhardt breweries, and the trio have a combined outdoor seating area for 300+ people on Carroll Creek.
