Counting Down to FRED Awards: Deal of the Year

As we count down to the 2022 Frederick Real Estate Dealmakers (FRED) Awards on May 18th, we are taking a look at the finalists who are in the running. The FRED Awards honor the most successful commercial real estate transactions and projects, and the people who made them happen.

Today we are focusing on the Deal of the Year. This commercial deal is bigger than just a real estate transaction. This is a deal that has far reaching impacts on the Frederick County community or economy. Factors to be considered include significant job creation, capital investment, size (square footage) of project, diversification of Frederick's economy or community impact/revitalization. This deal often is comprised of a team of contributing partners.

The finalists for Deal of the Year are…

Ellume at Progress Labs at Center 85
Located at 4930 Executive Court South in Frederick, this was a spec biomanufacturing-ready space developed by MATAN Companies. Australian-based company, Ellume, chose this location for their first US-based manufacturing site and the project was completed in record time. Ellume is utilizing the more-than-180-thousand-square-foot space to produce diagnostic tests for infectious diseases, including at-home rapid tests for COVID-19.

Frederick Commerce Center
This project is located along Gas House Pike. With industrial zoning and connections to key infrastructure, the land represents a major economic development opportunity to the Frederick area. The local business unit of developer Trammell Crow Company placed the entire site under contract in 2021 and teamed with MGMA to provide the design and master planning of this three-facility warehouse development.

Quantum Loophole
In 2021, Quantum Loophole purchased the 2,100-acre former Alcoa Eastalco site near Buckeystown. Formerly a brownfield site, the property will be transformed into the world’s first-of-its-kind, gigawatt scale master plan data center campus. Quantum Loophole is focused on sustainability and a community-centric design that will bring  advanced technology and add mass scale fiber to nearby networking hubs.
